For the purpose of this assignment, a mock DA was prepared by Barloney Creations, a firm created in collaboration with Lily Barkhausen. It outlines the alteration and addition of 6 Chester Street, Petersham 2049. The existing dwelling is a single storey, low residential brick dwelling located 6.4km from the Sydney CBD.
The new development proposes the demolition of the majority of the rear of the building, including the existing lounge, dining, kitchen, bathroom and third bedroom. The proposed dwelling will consist of two storeys, the ground including one bedroom, a shared bathroom/laundry space, a central courtyard and an open plan living area (kitchen, dining and lounge) There is also an extended outdoor patio area looking onto the backyard. The additional second storey will include a second bedroom space (primarily used as an office), the master bedroom and a corresponding ensuite.
The new layout will ensure all spacial usage is maximised without disturbing the existing backyard space. The open plan living space on the ground floor is designed as an entertainment space for hosting more intimate or larger functions, as per the clients request. These spaces are connected to the new courtyard and the extended backyard decking allowing social events to take place indoors as well as outdoors. The first floor is adorned with a lush green roof and planter boxes allowing for a terraced look. This opens up the courtyard to more light and introduces native Australian flora into the living spaces. The street view is also improved through the new green roof, reducing the visual impact of the alteration. The proposed native plant species are low water usage and will also attract native fauna, including bees, which will help pollinate native plants on the street.
In regards to the spacial layout, all spaces are designed to maximise light and improve outlook. The two main decked outdoor spaces on the ground floor, and the window views of the planter boxes in the two bedrooms on the second level. The connection between the home and the landscaped backyard has been improved through this new proposed layout. The living area bleeds onto the outdoor deck through glass sliding doors which looks out onto the backyard. Our client also wished to retain some of the original structure of the home in order to preserve the old federation style. Therefore the front of the home has been completely retained. The decorative elements on the front façade are painted blue and we have chosen to draw this colour into the new spaces through decorative blue tiling on the green roof and planter boxes.
